Define what “now” is solving
A family may need a home, an investor may have idle capital, a business may need premises and an existing owner may be reallocating. Timing should begin with the objective and holding period, not a prediction about the entire market.
Test the cost of buying
Review full entry price, transaction costs, finance, realistic income, competing supply, completion or condition risk, family fit and downside. Buying becomes dangerous when the thesis works only under appreciation, perfect rent or an urgent resale.
Test the cost of waiting
Waiting may mean rent paid meanwhile, lost use, missed income, fewer suitable choices or different borrowing conditions. The hoped-for correction should be specific: which area, product and price is expected to change, why, and what evidence would trigger action?
Negotiation is a third path
The choice is not always buy or disappear. A good property at an unsupported price may justify an offer, different payment terms or a search for a comparable alternative. Clear judgment can preserve the direction while improving the transaction.
Rapid view
Present the facts, risks and trade-offs, then ask whether the buyer still wants the same outcome. If yes, actively guide them toward the best-fitting property within that direction. Wait only when waiting has a clear reason and a condition for re-entering—not as a permanent substitute for deciding.
Waiting is a strategy only when you can state what you expect to change.
